Getting The Best From Your Viewings
When you are selling a property, there are many things you can do as a seller, to ensure your sale proceeds quickly and smoothly. In previous articles we have already discussed the importance of choosing a good estate agent and how to get your property ready for sale. This article now addresses how to get the most from your viewings – so you sell your home faster and for a higher price.
The first question you have to ask yourself is whether you want to show buyers around yourself, or let your estate agent handle this for you.
There are many benefits to letting your estate agent show potential buyers around your home.
- Estate agents have many years of experience in selling houses and know how to show a property in its best possible light. All homes have their weak and strong points, and a good agent will be able to direct the buyer’s focus to the positives and get them to imagine themselves living happily there.
- Estate agents are not emotionally attached to the property and so can be completely neutral during viewings. This is particularly helpful when a seller is moving for less happy reasons.
- Buyers often feel more comfortable when accompanied by an estate agent, as they are under less pressure to like the property.
- An estate agent will help buyers see the potential of a property. With their experience they may be able to offer suggestions to make the home more closely fit what the buyer is looking for – for example by building an extension, changing the use of a room or knocking down internal walls.

- Prior to the first viewing, make a list of your home’s best features. What attracted you to the property? What are the things you love most about the space – perhaps the light in certain rooms, the peace and quiet or its location? This will help you to emphasise your home’s desirability whilst showing buyers round.
- What are the problem areas? Be clear about what doesn’t work so well in your house, and think in advance how you will answer questions relating to these issues.
- Present a happy, successful image when carrying out viewings. Dress smartly and smile. Always make your reason for moving sound positive, whatever the circumstances.
- Help buyers to imagine themselves living there by describing how you use the space. Keep it seasonal so they buy into it right now. For example describe the wonderful summer meals you enjoy on the terrace or how cosy the house is in winter with the underfloor heating and woodburner.
- Allow visitors to walk ahead of you during the viewing. This will give them the biggest sense of space as they walk into the room. Also keep all internal doors closed at the start of the viewing, so they cannot see everything at once.
- Leave the negotiating to your estate agent. They will be able to get you the best price and will pass on feedback from the visit. Be cool and you are guaranteed to achieve a higher asking price.
