Changes With Regards to Home Information Packs (HIPS)
From 6th April this year all properties for sale will be required to have a Home Information Pack (HIP) from the first day they are placed on the market.
Before that date, properties can go on the market immediately providing that proof can be shown the HIP has been ordered.
A new item will also be included in the HIP called a Purchaser Information Questionnaire (PIQ) to provide comprehensive information for prospective buyers before they commit to a viewing.
The PIQ is a one stop check list to help buyers make informed decision about buying a property by including flood risk information, service charges, parking information, leasehold details etc.
In addition the HIP already provides an Energy Performance Certificate (EPC), a sales statement summarising the terms of sale, evidence that the seller has title to sell and standard searches. For leasehold properties a copy of the lease is also included.
The basic HIP has been taking an average of 5 days to compile and it is the seller of the property that pays for the cost of the HIP.

As a buyer, the HIP and the information contained within it is free of charge but you may be asked to pay copying and posting charges for a hard copy of the HIP.
