Choosing the right estate agent has never been so important!
With the housing and monetary market still looking unstable it has never been such an important time to choose the right Estate Agent.
Estate agents have traditionally come in for a lot of flack, but how much is deserved? After all, they are invaluable - showing your house to potential buyers while you're at work, taking professional photos, marketing your property to it’s full potential and making introductions between solicitors whilst ensuring regular updates to all parties right through to the date you move in!
Going for the very best estate agent from the high street full of potentials could mean a faster sale and a bigger profit (we have many examples of success stories we would be too pleased to share with you!) , but how do you tell if you've chosen the right one?
Recommendations from neighbours and friends are always good, but there are more scientific ways to tell...

You can find fairly quickly whether your estate agent is a good one by testing their knowledge of the local market when they come round to value your property. Here at Jonathan Waters Estate Agents we will advise on your local competition and bring along at valuation stage as much information about comparable properties to help you understand the current value of your property in the market place. This information will be based on recent sale prices achieved and properties currently marketed, along with local competition..
This local knowledge also means they know what is selling right now and why. Ask them what is sought after and how your home stacks up against the local competition. Bear in mind, however, that there is potential here for an unscrupulous agent to butter you up just to get your trade, so listen sympathetically to the valuer who is more honest, even if he tells you things that are much harder to hear - it will pay off in the long run. Jonathan Waters staff will always provide you with actual facts to enable you to make the correct decision, and keep you informed during the marketing process to ensure that your house price is kept inline with local market changes which will keep the house ‘fresh’ and interesting to potential purchasers
Good estate agents will also offer you some 'house doctor' tips, including suggestions on how you can present your home to appeal to the right buyer. You might not always follow their advice, but doing so will probably result in a better offer and quicker sale. Jonathan Waters are always happy to offer advise and will give feedback from accompanied viewings so that you can make ongoing changes to your home to offer it at it’s best potential.
'Another trick is to look at the number of "sold' and "for sale" signs in the area', says the National Association of Estate Agents Chief Executive Peter Bolton King. 'This will tell you which agents are most popular. Jonathan Waters are regularly top selling agent in Ipswich and have a great board presence in many Ipswich areas
Make sure that your chosen estate agent is a member of the Ombudsman Scheme, as this is a good sign that they will adhere to industry rules and regulations. Jonathan Waters Estate Agents are an established agent who have seen many downturns in the market and are very experienced to deal with such situations. With the recent interest rate cut and the stamp duty ‘holiday’ it is actually a really good time to buy.
