Jonathan Waters Estate Agents are never ones to sit back and wait for potential buyers of your property to walk through the door - it's very rarely as simple as that! We prefer to go out and find them for you - and then help persuade them that your home is the one they should buy. As your instructed agent we take every step to ensure that potential purchasers choose your property instead of a competitors one!

Effective promotion, knowledgeable staff and strong negotiating skills combine to ensure that the marketing of your property will be second to none. Above all, we will strive to make the process as smooth and seemless as possible, minimising the stresses that normally accompany a move.

Existing Applicants

We shall start telephoning and e mailing our exctensive database of existing potential purchasers immediately.

Normally, from our extensive mailing register, we can locate people looking for your type of property and in your specific area immediately.

 

We know our buyers and our property

By taking time to really get to know the purchasers on our books and what they are really looking for we can eliminate a lot of the wasted time.

This is why the Jonathan Waters Estate Agents team have spent a long time both listening to you and getting to know each individual property. We would hate you to be disappointed.

Details of your property will be written up on our new instructions board, displayed both outside and inside the office Every day and at any one time we have people calling inspecifically to look at this board to try and ensure they are first in the queue for any new properties arriving on the market.

Accurate sales particulars of your property

We are experts in maximising the selling points of your home by describing it in a way which will attract potential buyers. On our quality printed sales particulars we highlight the benefits your property has to offer. To ensure our service is one of the highest professional standards we comply fully with estate agency legislation: The Estate Agents Act 1979, New Orders and Regulations 1991 and Property Misdescriptions Act 1993. We ask you to personally check these particulars. Once checked these sales brochures are sent to all suitable applicants.

As soon as the key elements of the Home Information Pack (HIP) of your property is in position we will be able to place your home on www.jonathanwaters.co.uk which is then automatically uplifted to www.rightmove.co.uk, www.propertyfinder.com and the many other property websites we advertise on.

We will send your property to the Evening Star for insertion in the "Stop Press" facility.

Your property will be displayed in the windows of both our Foxhall Road office and our town centre Buttermarket office.

In addition to the for sale board which we will erect for you this advertising campaign will bring forth further fresh enquiries from new purchasers in addition to all those contacted that were already on our mailing list.

We are constantly contacted by phone calls, e mail and the many visitors to both our offices.

Viewers to your home

By now you will certainly be receiving viewers from us, keen to see your home. We arrange these at a time convenient to you and accompany prospective purchasers upon request wherever possible.

All viewers to your home will have been extensively interviewed by our sales staff to ensure that you are only visited by people genuinely serious about buying.

If your property is empty we are happy to securely hold the keys and organise all the attendant viewing appointments.

Feedback from Viewings

We carefully follow up each viewing appointment and report back to you on the (hopefully favourable) response. We closely monitor feedback from all applicants and report to you with any comments which we feel relevant.

Regular reviews and contact

We will regularly review the progress of the marketing of your property. If after a period of time no viewings have appeared or a succession of viewers has failed to result in any acceptable offers we will discuss this with you.

We may suggest using alternative options such as repositioning your property in the marketplace, or an alteration to the methods of advertising, or a simple improvement to the property as a result of viewers comments. We don't shirk the difficult calls either - if things aren't going as well as anticipated we will analyse why and discuss solutions with all parties to get the job done in the most efficient way.

Offers

We report all offers received and negotiate on your behalf for the highest figure from the prospective purchaser in the best position. We evaluate all offers to ensure the selected purchaser is in a satisfactory position to proceed.

We will always recommend that your purchaser is interviewed by our own financial

consultant to ensure they are able to actually afford your property but we cannot insist upon this.

Negotiation Skills

Our evaluation process on the offers will include co-ordination with banks, building societies, other mortgage brokers, solicitors, surveyors and other estate agents involved. Whilst any seller has the natural inclination to accept the highest offer, such an offer may not necessarily be the best.

You pay for our negotiation skills when securing the best deal and manage negotiations to your best advantage and spot buyer tactics.

Receipt of an acceptable offer

Once you have received an offer that is acceptable to you we don't just sit back, thinking that our job is done. This is where our work really begins - finding a buyer is sometimes only half the story!

Sales Co-ordinating team

Once your sale is agreed our specially trained and experienced sales co-ordinating team will commence operations to ensure that all the work is done for you during the progress of the sale and to keep you fully updated every step of the way.

Firstly, we will inform your solicitors of all necessary details and then liaise with all parties involved on a regular basis up to and including the day you move.

This way we are aware, and can report to you, on any problems immediately. This ensures your sale proceeds as smoothly as possible to a successful completion
