Prepare your home for sale this spring - to achieve the highest possible sale price!

Spring is traditionally an excellent time to put your property on the market. With the better weather and lighter evenings, people start to take an interest in their properties and gardens once again. This leads to an increase in home redecoration, hence all the home improvement ads on telly and inevitably, to an increase in the number of people looking to sell their home and move to another. As a result, there are more properties on the market at this time of year and your own property can be displayed to its best advantage, with pretty flowers in a well-tended garden and bright daylight streaming in through clean, well dressed windows.

This spring, due to a sharp increase in mortgage approvals, there are a lot more first time buyers looking to get on to the property ladder. This increase comes on the back of previous monthly increases and is representative of the continuing trend of positivity within the housing market. This positivity is however tempered by the buying public’s desire to secure a good property at the right price. We note with interest that houses are selling, provided that they are priced realistically and presented well. So here are a few hints and tips for presenting your property at it’s very best this spring and getting it sold quickly, for a good sales price.

Top tips for presenting your house for sale this spring

Present your home at its best. Take care of all those nagging little jobs that need doing. Money is the real motivator here. The cost of each of those little jobs will soon add up in a buyer’s mind and you can bet that the figures they put on them, will be a higher than what it actually costs to have the work done or do it yourself. Buyers will always over estimate the amount of money, time and effort it takes to do something, because they don’t want to have to do it themselves and they are looking for reasons to reduce their offer price and save money.

A perfect example of a quick and easy repair job that could increase your chances of selling your home quickly is the replacement of dirty or missing grout in the bathroom and/or cracked tiles. To you, dirty grouting and a cracked tile or two might just be a minor irritation, something you’ve gotten used to over time and hardly even notice any more. To your buyer, it might represent the need for a new bathroom.

Cracked and peeling paintwork is another common example and easily fixed problem. To you, it might not look too bad, after all; all painted woodwork goes like that after a while, doesn’t it? To your buyer it looks like they may need to replace the doors and windows, which is deemed expensive and inconvenient.

Dirty or old-fashioned kitchen units are another thing which can let the look of a property down and can be remedied very easily. Simply replace the cupboard doors and the drawer fronts for a newer, more contemporary look, which will not cost much to implement. This relatively inexpensive kitchen upgrade is well worth the effort and could help your property to sell faster and for a high price.

Tired, stained or dark interior décor is another potential issue and for the cost of a tin of paint, it makes sense to freshen up interior walls with clean neutral colours. You’ll be amazed at the difference it makes. Your rooms will look so much bigger, cleaner and brighter with a fresh coat of paint. Window dressings are important too. Dress your windows properly. You don’t have to spend a fortune on new drapes or blinds, just make sure the ones you’ve got are in reasonable condition to help present your property well.

Having repaired and repainted where necessary, it’s time to de-clutter. De-cluttering maximises the space you have available, making each room in your home seem so much bigger. If you cannot bring yourself to part with your possessions completely, arrange to put them into storage somewhere, away from your home. Don’t simply move your clutter to the loft or garage because its still there. Move it into storage or round to a friend or relative until such time as your house is sold. You may find you don’t need it all back afterwards.

Finally, take a good look at your house from the outside. Look at it through the eyes of someone seeing it for the first time. Is the garden tidy? Is it an attractive house to look at? What can be done to enhance those all important first impressions? A well-tended garden, with colourful flowerpots and hanging baskets is very pleasing to the eye, it also gives the impression that the house will be well looked after on the inside too.
