Make any minor repairs
With busy lives, most of today’s buyers are looking for a home that they can move straight in to. They will invariably over estimate the cost of any repairs they deem necessary and put in a lower offer on that basis. It is false economy to believe that you will save money in the long-term, by not doing any minor repair work.
Give your home “curb appeal”
Buyers will tend to drive around areas looking for new homes so giving your house “curb appeal” is vital. Refresh any exterior paintwork, repair broken or damaged guttering, ensure the gardens are neat and tidy, free of weeds and clutter or debris and make sure the windows are clean. Ornamental pots and hanging baskets with brightly coloured flowers can make a real difference to the front of a house.
Be careful not to spend too much
When cosmetically improving a home to sell it, it is quite easy to get caught up in the moment and to overspend. Keep in mind that you are decorating for a purpose. You are painting and decorating, not so much to add value as not to lose it. Don’t rip out a kitchen or bathroom, to put another one in. The chances are the buyers will do that anyway. Instead, make the best of the ones you have. Always bear in mind that similar houses will have sold in your area, setting a ceiling price on what can be achieved, so be careful not to exceed this.
