Spring is here! Get your house ready for viewings
Spring is once of the best times to put your home on the market. The bad weather is now behind us, and the market is stronger at this time of year because demand is higher. Particularly this spring, with more mortgage products available and the economy in recovery, it is an excellent time to get your foot on the ladder, or take the next step up.

With a bit of care and attention and by looking at your property through the eyes of a buyer, you can quickly improve your house or flat to ensure it sells as quickly as possible for the best price!
Exterior improvements front
Often when buyers receive details of your home, they will drive past the outside first. This gives them the opportunity to check out the house, view what is around it and see if they like the road. They are also able to decide for themselves, whether they would like to arrange a viewing, without bothering the owners.
To encourage them to call the estate agent and arrange to see your home, there are a number of useful tips to bear in mind.
Take a step back from your home, view it from every angle and from across the street and take a close look at your front garden. This first look, through a fresh pair of eyes should quickly highlight any improvements that need to be made.
- How does your home look from the roadside?
- Does it have curb appeal?
- Could it do with a fresh coat of paint?
- Is the woodwork in good condition or does it need repainting?
- Is the front garden tidy? Is the grass cut? Are there some pretty spring flowers on show in the borders?
To the front of many homes there is a driveway and wheelie bins, both of which are necessary and functional. Ensure that these areas are as well presented as possible. Clear the drive of weeds and if possible relocate the bins to the back of your home or tidy them away as much as possible.
Make any repairs that are necessary, repaint the woodwork, cut the grass and try to make the front of your home look as appealing as possible. In this way you are more likely to attract potential buyers and encourage them to want to look inside.
Interior improvements
In the same way as you did with the front of your home, go through the house with the eyes of a stranger. Try to see it, as if you’ve never seen it before. This will highlight all of those little jobs you’ve never quite got around to doing. Make a list of them and tick them off, one by one as you do them. Every job you tick off will potentially see a greater return for your efforts come sale time.
Create a spacious feeling throughout the home making sure it is clutter free, clean and tidy. A clean, tidy and clutter free home brings with it a sense of space and a feeling of unhurried contentment. Any non-essential stuff can be stored in the attic or better still, with a relative. This gets it out of the house meaning you haven’t got to clutter up cupboards or use space in the garage or garden shed.
If you have pets, make arrangements to temporarily re-home them with relatives or friends. It may be a bit painful to be separated from them for a short time, but it will be worth it in the end.
Should you need to redecorate, ensure this is done with stylish, neutral colours. This will again lend to the feeling of space and it will present a palette that is acceptable to the majority of viewers.
Exterior improvements rear
The rear gardens should be regarded with a similar level of importance as the front. Make sure that your grass is regularly cut, trees and bushes are kept neatly trimmed and any ponds or water features are clean. The gardens can be a great selling point, particularly at this time of year when people are once again starting to use them. Keep on top of them as they can very quickly become overgrown and detract from the feel of the property.
